ProTec home inspections typically take 2-3 hours depending on the property’s age, square footage, and condition. Some larger homes may require multiple inspectors to ensure a thorough inspection can be completed in a timely fashion.
An important thing to note is that a home inspection is different than an appraisal. A home inspection assesses the condition of the home; an appraisal assesses the current market value of the home based on recent sales of comparable homes in the area.

Are Home Inspections Required?
Home Inspections aren’t required, and while some may choose to waive a contingency in a busy market, the importance of a home inspection should not be undervalued. Especially when bids for a property can exceed thousands over listing price, you will want to know exactly what you’re getting yourself into.
When you have an inspection report, you’re charged with the information to make the best decision on the property, and can often negotiate repairs, and price with the seller depending on the findings.
If you waive a home inspection on a property, and discover problems the seller didn’t specifically disclose, you’re often left with little recourse, and can leave you out of pocket for the repair costs.
What Kind of Home Inspection Do I Need?
A standard home inspection is typically what you need when you look to purchase a property. This includes a scheduled appointment, and is the only way to receive a detailed report from the inspector.
If you consider waiving your contingency, a Walk & Talk inspection is an hour-long appointment with an inspector where they examine common areas of concern but this doesn’t include a traditional report. This is best chosen when you still want an expert’s opinion, but the property is expected to be off the market quickly.
Certain counties may also ask for specific types of inspections to be included when you schedule. Radon Tests, Termite Tests, Oil Tank Sweeps, and more are commonly required in areas we service. These aren’t always included in the inspection itself, but often can be added on for a discounted price.
